If real estate investing is something you want to pursue, we can help you get started, or even get you into some of our deals as a passive investor.
Our system is designed to simply get you started investing in real estate right along with us! We are a group of likeminded current or formerly serving military members who are actively investing in real estate throughout the US and Guam. We are all actively engaged within our respective markets. When you sign up for our newsletter, you will be offered an opportunity to "get to know the team" through a quick phone call with a team member. If we are a good fit for you, and you for us, you will be made aware of our various operations via email on a periodic basis. If you find an opportunity that interests you, reach out! If you choose not to invest, that's OK too - hopefully you will learn how to get started on your own.
If you are interested in a property acquisition that our team is pursuing, we will try to work you into the deal. Typically that would be as a passive investor, or Limited Partner (LP) under a SEC Reg D 506(b) exemption for security investing. You would earn somewhere around 6-8% dividends on your investment and also be offered an equity stake in the project*.
Each acquisition is structured as it's own single use LLC to match the requirements of the general and limited partners and requirements for that state. Ideally, LPs get paid the full 6-8% on their initial investment, but also build and maintain equity in properties as they grow with TFE.
Once you start with us, we become partners and will continue the process as long as possible. Wash-rinse-repeat!

About Task Force Equity!
Task Force Equity now has "boots on ground" with members in Texas, Guam, Hawaii, Virginia, California and across northern Florida, from Jacksonville to Pensacola. We are actively working to find deals through our growing network, looking to buy medium sized apartment complexes in the Gulf States, from San Antonio, TX to Jacksonville, FL.
Our general criteria are stabilized 20-40 unit late model quality apartments in above average areas. We look for opportunities to add value to the apartment through light renovations, or we look to acquire turnkey assets that are selling at below market value. We typically like to acquire assets that have a rent multiples 1.0 or higher to allow for the management team to execute an asset specific business plan to either increase rents or reduce expenses to increase the overall Net Operating Income and the valuation of the property.
Bottom Line --> we find the apartment, negotiate the purchase, implement the business plan, and manage the asset through it's hold period to improve the quality of life for the tenants and increase the valuation of the properties!
Our 2-3 year goal is to create a network of apartments under management, working diligently for majority owners, earning 12% or greater/year cash on invested capital, and 20% or greater return on investment at the project level. Exit strategies will vary on each property, but typically includes a cash out refinance or a sale at the 5-8 year mark.
Our 5 year vision is to have created a system where we can leverage this team to syndicate across our growing military network of friends and family, allowing limited partners to PASSIVELY and CONFIDENTLY grow their own net worth by investing in our proven system!
